Effective December 15, 2024

Delivering the Boldest Mortgage Reforms in Decades - Canada.ca

•           High Ratio 30-year mortgages will become available to anyone purchasing a newly built home.

•           FTHB’s, 30-year insured mortgage will become available for the purchase of New or Existing homes.

Also in effect Dec. 15th, the $1 million price cap for all insured mortgages will be increased to $1.5 million. Down payment requirements will remain the same, 5% on the first $500K and 10% on the remaining.  Government announces boldest mortgage reforms in decades to unlock homeownership for more Canadians - Canada.ca

Lenders and insurers will be able to offer mortgages under these new rules starting December 15, 2024, and prospective buyers can begin submitting applications to insurers from this date onward.

Mortgage Loan Insurance Premiums may be subject to change.
 

Additional Information

CMHC Eco Programs – Potential 25% Mortgage Loan Insurance Premium Refund when:

 

•           Eco Plus – Purchasing a newly built Energy Efficient Home. In BC we are fortunate because last May, the province adopted the BC Step Code as the building standard. BC Step code is one of the eligible certificates that qualify for the refund and a large majority of the province adopted the Step code in 2018 and on, so most new builds will qualify.

 

•           Eco Improvement – Purchasing an existing home and doing a minimum of $20,000 in Energy Efficient Renovations within 3 categories; building envelope, mechanical systems, renewal energy systems.

•           This program can also be combined with the purchase plus improvements program to roll the costs into the mortgage, or they can choose to use another method to pay for the renovations such as savings, credit/loans, Government or regional loans or incentives (I added a list of great additional resources below).

 

•           Eco Programs for Lenders: Unlocking Energy Efficiency | CMHC (cmhc-schl.gc.ca) – For more detailed information and resources, you can find all the eligibility requirements for both programs in more detail here.

•           CMHC's Eco Products | CMHC (cmhc-schl.gc.ca)  – Share this link with your buyers, it has the general information on the CMHC Eco programs and where they go to apply for the refund.
